A commercial insulated glass unit (IGU) is an assembly, not a single sheet. Two or more lites of glass are held apart by a perimeter spacer, creating a sealed cavity between them. The spacer is typically filled with a desiccant that absorbs residual moisture so the cavity stays clear. The unit is closed by two seals: a primary seal between spacer and glass that resists moisture migration, and a structural secondary seal around the outer perimeter that holds the assembly together.

In service the unit endures constant pressure and temperature cycling. As the trapped air or gas expands and contracts with heat and barometric changes, the seals flex repeatedly. Over time that cycling, along with age, can cause seal degradation. Once the seal path is compromised, the desiccant eventually saturates and moisture reaches the cavity \u2014 the fog you cannot wipe off.
